3 Steps to Start (and Keep!) Your Office Renovation on Track

Your Successful Office Renovation Starts in 1, 2, 3!

When Bill Miller, owner of WJ Miller Builders, meets with you to look into renovating your office space, he immediately starts mapping a project checklist in his head. Over time, Bill realized he could help clients like you stay informed and engaged throughout their project by sharing customer-friendly versions of his mental renovation checklists.

#1 Start planning…with a plan

“The birth of a renovation project starts with two key elements,” Bill says. “The vision and the budget.”

He explains a concept of what you would like the finished renovation to look like — even if the initial draft is hand-drawn — is an excellent starting point for your meetings with potential contractors. Bill adds you should also bring the architectural plans for your existing space because “you don’t want to fall into the expensive mistake of designing as you go.”

Secondly, and perhaps most importantly, Bill recommends drafting a budget that accounts for construction labor, materials/finishes, and new equipment and furnishings. This version is probably far from being final, but it will help you get closer to a dollar amount that achieves your renovation goals and stays within your comfort range.

#2 Make a schedule

According to Bill, everyone wants to move through a renovation quickly and efficiently, but first, there are a few things to consider. He says, “The client needs to decide if the office can stay open throughout the project. If so, can construction be done during business hours, or will the contractor need to work during ‘off’ hours?”

Additional factors that need to be taken into consideration are the lead times for ordering/delivery of equipment and materials for the project, which will depend on the vendor. For clients looking for custom cabinetry, they’re in luck, as Miller Builders has an in-house design/build shop, as well as a professional interior design service. However, when scheduling issues start drawing the timeline out too long, Bill says he and the client may get creative by breaking the project down into phases.

#3 Designate your decision makers

Lastly, Bill recommends his clients establish their own project team early in the process. He explains, “If it’s a small office, it could be just one person onsite who is authorized to make decisions. For larger operations, it should be several people, with each one focused on a specific area, such as IT or the office’s medical equipment.”

Finally, Bill adds, “Once both the client’s and Miller Builders’ project teams have been properly introduced, then the real work can begin.”
