Our Checklist Keeps Your New-to-You Office Reno on Track

One of Bill Miller’s many shining skills as the owner of WJ Miller Builders is maintaining open communications with his clients throughout their renovation and new build projects.

In fact, from the first meeting with Bill to discuss renovating your newly acquired office space, he immediately starts mapping a project checklist in his head to guide ongoing discussions with you and your project team.

First, we shared the best tips and steps to follow when renovating your existing office space. Now, for those of you who are moving and preparing to renovate a newly acquired space, our combined checklist provides insight for you as well!

Here are a few highlights to help keep your project on track, on time and on budget:

#1. Create a schedule

According to Bill, every renovation project starts with two key elements: your vision and your budget.

“Once these have been finalized, all three project teams — yours, mine and the new space’s — will tour the new space to help decide on a target date for the project’s completion,” he says.

 

#2. Get acquainted with the new space and its property management team

During the tour of your newly acquired space, Bill says it’s important to identify any challenges the building and/or the existing space may present. Potential obstacles include outdated building codes and badly-needed roof repairs, but a thorough inspection is a must to find any hidden issues.

Another item to discuss while touring your new space is utility providers. If you’re working with a property manager, it’s important to know that some may allow tenants to choose their own utility providers, while some may not.

#3. Prepare the space before beginning the reno

Now that you have obtained the list of available utility providers, you’ll need to get them hooked up so Bill and his team can begin working in the space.

Next, it’s time to clean out the space. Ideally the building manager or previous owner will have removed any abandoned property; if not, you’ll need to work with your contractor to handle its disposal.

To ensure a well-planned renovation, Bill emphasizes one of the most crucial steps is for the project teams to have fully developed blueprints, drawings and demo plans for the space. He explains, “Not having them is a recipe for wasting time and money.”
