Value Engineering Ensures Efficient, Effective Office Renovation Success

Are the skyrocketing construction costs of building materials and kinks in the supply chain keeping your office renovation or new build on hold?

While these challenges seem impossible, the secret to conquering today’s construction woes to move forward isn’t new. Known as value engineering, the method was created during World War II due to shortages of skilled labor, raw materials and component parts. Now, value engineering is relied on to solve problems, identify and eliminate unwanted costs and improve the overall function and quality throughout the construction process.

Here’s an inside look at how WJ Miller Builders uses value engineering to ensure you get the best value and highest quality for success.

Real-Life Value

Getting the best value while also expanding his dental business was a key focus for Dr. Marty Layman, DDS, of Advanced Dental Care of Streetsboro. When his successful office in Streetsboro, Ohio ran out of space, Dr. Layman bought a vacant building across the street. All they needed was someone to renovate it.

As the contractor interview process began, Dr. Layman was looking not only for an office renovation expert who would give he and his team what they wanted, but also for someone that they could work well with. Overall, he needed someone who would communicate and be clear about their plans.

“I know communication with the builder is really important and expectations on both ends are even more important,” Dr. Layman says.

This led him to Bill Miller of Miller Builders. “Bill was by far the most detailed and organized, as far as presenting a written plan with very specific ideas of what would happen, when it would happen, and approximate cost,” Dr. Layman explains.

Bill Miller’s use of value engineering saved Dr. Layman time, space and money. “He had to fit all of our equipment into a confined utility room and be very creative about it,” explains Dr. Layman.

“For example instead of keeping the water heater on the floor, he was able to build a shelf and elevate the water heater off the ground so we could get the rest of our equipment in.”

Paying attention to the details is just one of the ways the space’s functionality was improved. Dr. Layman also shares how Miller Builders custom-built cabinets as well as matching new cabinetry to the existing cabinets that remained in the building increased savings.

“This was cheaper than having a separate contractor, and much more functional. It ensured that everything was uniform and had the same quality,” Dr. Layman says.

Through thorough cabinetry customization, perfect function was ensured to meet medical standards. “The only error would be human error if someone measured something wrong. Once it’s being made, it is exactly what it’s supposed to be,” Dr. Layman states, praising the precision of the way each component was designed, built, and organized for the specific operatory’s needs.

Dr. Layman’s office renovation took a total of five and a half months, including delays. “They honestly did it in as little time as I think is humanly possible,” he explains, telling how Miller Builders worked quickly and efficiently.

By making sure the project was done in the least amount of time possible, Miller Builders saved Dr. Layman and his business money and time, once again showing how they use value engineering to their customers’ advantage.

While some companies might take longer in order to make more money, Bill Miller and his company focus on helping each client’s business. Miller Builders not only has the integrity and skill, but that they truly care about their customers. Something Dr. Layman and many others benefit from — and so can you.
